What to Expect When Selling Your Home
The first step in selling your home is making the decision to sell. Whatever your situation may be, weigh the pros and cons of selling your home ahead of time.
Once you have made the informed decision to sell, schedule a Listing Conversation with one of our Heartland Agents. You can find a list of our agents on this page. We recommend contacting an agent anywhere from 6 months out, to a week before wanting to get your home on the market.
After your appointment is scheduled, your agent will meet with you to walk through your home, confirm the facts of the property, see the condition, and talk through all of the listing options with you. We will determine a timeline for getting your home on the market, what your goals are with selling, where you plan to go next, and preparing your home for pictures and showings.
There are a few different ways to sell your home:
The Traditional Route
This includes getting professional photography of your home. Marketing your home on both the First Multiple Listing Service, the Georgia Multiple Listing Service, and syndication to 100’s of buyer viewed websites. Marketing through Open Houses, social media, door knocking, postcard advertising, etc. The traditional For Sale sign will be placed in your yard, and buyers and their agents will make appointments to come tour your home. Once an offer is accepted, the closing process will take place, and your home will be sold!

The Instant Offer Route
This way of selling tends to be the preferred route for those that don’t want the stress of having showings or open houses. Time is money, and maybe you don’t have a whole lot of time to get your property sold! This is where the Instant Offer Route comes into play. You answer a few questions about your home, one of our agents will come to tour your property, take a video and a few pictures, and we solicit as many offers as we can on your behalf without traditionally listing.
